Special Assistant to the AVP of Leasing & Compliance (JG10864)

Breaking Ground’s mission is to strengthen individuals, families, and communities by developing and sustaining exceptional supportive and affordable housing as well as programs for homeless and other vulnerable New Yorkers.

The Leasing and Compliance department is responsible for all leasing activity for Breaking Ground. This includes initial lease up, annual recertification & ongoing occupancy rates as required. The department oversees leasing and compliance for all third party developers under contract with Breaking Ground and is responsible for adherence to all LIHTC procedures and regulations. The Special Assistant to AVP for Leasing & Compliance reports directly to the AVP for Leasing and Compliance and supports all functions of the department.


  • Work in close partnership with members of the Leasing team to ensure quality control with various reports. This includes, but is not limited to, affordable housing lottery logs, handover tracking sheets, unit designations, etc.
  • Take meeting minutes for daily and weekly calls. This includes, but is not limited to: calls within Leasing & Compliance and calls with third-party developers
  • Distribute said notes to management in a timely manner
  • Spot check lottery logs for affordable housing properties, identify errors, and offer solutions to problems
  • Spot check Leasing’s Handover Sheets, identify errors, and offer solutions to problems
  • Visit properties experiencing logjams or delays in processing third-party projects and offer solutions or efficiencies
  • Assist Compliance in recertification troubleshooting and action planning. Offer solutions or efficiencies
  • Performs other related duties as assigned


  • 5 to 7 years of relevant experience
  • Bachelor’s Degree or equivalent experience
  • Familiarity with tax credit compliance in a real estate finance environment
  • Working knowledge of Low Income Housing Tax Credits and Section 8
  • Flexibility, creativity and initiative to work both independently and as part of a team
  • Superior writing and analytical skills
  • Ability to interact effectively with all levels of staff and management
  • Proficiency with Microsoft Office – including Word, Excel, Access and Outlook
  • Experience with industry-standard property management software
  • Strong experience working with Microsoft suite of products
  • Solid verbal and written skills
